It feels logical: a bigger air conditioner should cool faster and handle the hottest days better. In practice, oversized equipment is one of the most common reasons a new system disappoints.
What goes wrong when a system is too big
An oversized system reaches the thermostat setting quickly, shuts off, then starts again a few minutes later. That short cycling is the root of most complaints.
- Clammy air. An air conditioner removes moisture only after it has run long enough. Short runs leave the house cool but damp.
- Uneven rooms. Short bursts of air never mix the whole house, so the bonus room and the far bedroom lag behind.
- More wear. Every start is hard on the compressor and blower. Frequent cycling shortens equipment life.
- More noise and higher bills. Constant starting and stopping is louder and less efficient than steady running.
- A bigger price tag. You pay more up front for capacity you never use.
Variable-speed equipment can slow down instead of shutting off, which softens these problems. It does not fix a system that is badly oversized.
How to spot an oversized quote
Divide your conditioned square footage by the tonnage in the quote. A quote that works out to 400 to 600 square feet per ton was probably sized by rule of thumb. What actually sets the right size
An ACCA Manual J load calculation works out how much heating and cooling each room needs from your home’s real construction, windows, orientation and local climate. A Manual S then matches specific equipment to that load. Building departments that follow the International Residential Code require both.
What to ask your contractor
- Was this system sized with a Manual J? Can I see it?
- What are the room-by-room loads, and how does the equipment compare?
- Were the ducts designed with a Manual D, or reused as-is?
